Rowlett
Rowlett wraps around Lake Ray Hubbard just east of Garland. Lakeside homes and newer subdivisions alike see slab leaks, burst supply lines and attic AC overflows.
Sachse
Sachse sits on Garland’s north edge and has grown fast, so many homes are newer builds with open floor plans where water from a kitchen or laundry leak spreads across several rooms at once.
Richardson
Richardson borders Garland to the west. Many of its ranch homes date from the 1950s through the 1970s, so aging supply lines, water heaters and slab plumbing are common sources of leaks.
Mesquite
Mesquite borders Garland to the south. Its mix of older homes and newer neighborhoods sees the same North Texas problems: freeze-burst pipes, slab leaks and attic AC drain overflows.
Wylie
Wylie sits near Lake Lavon, northeast of Garland, and much of it was built in the last two decades. Newer homes still get washer hose failures, water heater leaks and slab leaks.
Murphy
Murphy is a small, mostly residential city north of Garland and east of Plano. Larger two-story homes here are prone to upstairs bathroom and attic AC leaks that show up as ceiling damage downstairs.
