Water Damage and Your Insurance Claim

What is usually covered, what is not, and how to document it.

Updated November 2026

The short answer

Most Texas homeowners policies cover water damage that is sudden and accidental, such as a burst pipe, a failed water heater or an appliance hose that breaks. They usually exclude flooding from outside (that needs flood insurance), slow leaks over time, and poor maintenance. Photograph everything, stop the water, and call your insurer before repairs.

Usually covered

  • Burst or frozen pipes
  • Water heater or washer hose failure
  • Overflow from a toilet, tub or appliance
  • Water from a sudden roof leak in a storm

Usually not covered

  • Floodwater from outside (needs flood insurance)
  • Slow leaks that went on for weeks
  • Damage from poor maintenance
  • The broken pipe or appliance itself

Document it before cleanup

  1. Photograph and video

Every wet room, the source and damaged belongings.

  2. Stop the damage

Shut off water and start drying; insurers expect it.

  3. Keep receipts

Equipment rental, hotel stays and repairs.

  4. Call your insurer

Report the loss and get a claim number.

Garland water damage questions

Should I call my insurance or a restoration company first?

Stop the water and get drying started first, because policies expect you to prevent further damage. Then report the claim the same day.

Can I choose my own restoration company?

Yes. You can choose who does the work. Your insurer may suggest companies, but the choice is yours.

Who can I call with a question about my Texas policy?

The Texas Department of Insurance has a free consumer help line at 800-252-3439 and guides on tdi.texas.gov.
